Thank you, Ms. Schnabel, for showing integrity in admitting your misstatement. I hope the Board of Equalization takes action to correct the consequences resulting from the misstatement. Most homes do not sell for more than appraised value. Appraised value is a fair market value and assessed value should never be above that. Mr. Dahle’s initial assessed value of $864,000 for the property in question, and subsequent reassessment at $1.1 million were far above what a certified appraiser out of Juneau came up with ($620,000) and a sale price given by a local real estate agent of $468,000. This data point shows that Mr. Dahle’s model is flawed. Please take action to revert the last BOE action and select a value in line or less than the fair market value. Then, it is time to recalibrate Mr. Dahle’s model. It is erring too high and will result in nothing but legal trouble for the Borough – which is a waste of taxpayer money. Use local real estate experts to help recalibrate and find something that works. Finally, as a taxpayer, I would appreciate some transparency on motive — why is the borough jacking our assessments, what overall property value do they need and why? How does it end up helping residents of this town? Perhaps if we knew the problem we could work together on a solution.
